Boutique Garden style 11 unit apartment building in Kogarah Council. This site had an existing apartment complex due south and a strong community presence in the area that resulted in many approval challenges for other recent projects. Furthermore as a small site we needed to get every inch of net saleable area out of it. We managed to convince the council that by extending the rear setback and balancing this by going over the height limit we would achieve the best design outcome. Despite strong opposition the Councillors supported our design unanimously and the approval was granted. Furthermore, by externalising all the circulation we managed to achieve 100% efficiency between GFA and NSA.
